We believe projects benefit from being divided into milestones; every milestone will provide the stepping stone to the next event. Different types of projects will develop their own milestone criteria and can be grouped into types of construction. For example, a school site to be re-developed may require demolition and site work before new constuction can begin. We would propose the Owner phase this project into three (3) milestone events: (1) Demolition, (2) Site Work and (3) Building Construction. This would allow for receiveing bids for the demolition work, while the site work phase and building construction phases are in design. The 2nd milestone event of construction would be site work, which allows for specialty contractors to perform their work while the building is being designed and bid. This type of phasing saves general contractor mark-up on the first two milestone events. When the final working drawings are being completed, the contractor would be bidding to construct a building with the contractor's staging and lay-down area in place for cost. We have experience with working with design committees comprised of fellow design professionals, as well as committees of lay persons, to develop design programs. We take great pride in being able to work within both spectrums to achieve programs that meet the needs and expectations of the committee.
